Direct Design Assistance: Small Lot Residential Development, Lyndale Neighborhood, Minneapolis, 2004

The Lyndale Neighborhood is located just south of downtown Minneapolis, well connected to other parts of the city by arterial roads, an adjacent expressway, and a number of transit routes.

The Lyndale Neighborhood Development Corporation (LNDC) has been working to provide housing on the few remaining vacant lots in the area. One of the last is a mid-block 80x130' that has been vacant since a tax-delinquent eight-unit apartment building was demolished five years ago. The remaining houses on the block are predominantly single-family detached houses.

The site is currently controlled by Hennepin County, and it prefers to provide affordable housing on its properties. The county is not imposing their agenda on neighborhoods, however, but is making efforts to accommodate local residents' desires regarding the types of housing to be developed. LNDC has been working in partnership with the county to determine the community's preferences. These desires will be considered when the county drafts a Request for Proposals to developers interested in the site.

To assist LNDC's efforts, the Design Center prepared fact sheets about small lot residential development. These illustrated a range of current and historic development models, a variety of unit densities, and a diversity of aesthetic approaches. The particular illustrations were chosen to demonstrate how an increase in density on the site could appear compatible with the existing neighborhood context. The sheets were used in a public meeting called to discuss community preference.
