Direct Design Assistance: Brochure, Corcoran Neighborhood, Minneapolis, MN, 2005

The Corcoran Neighborhood is located in the heart of South Minneapolis. Lake Street, a major commercial corridor, bounds it to the north and Hiawatha Avenue and the Hiawatha Light Rail line define its eastern boundary. Recent changes along and near Lake Street-such as the opening of the Midtown Light Rail Transit station, construction of the Midtown Greenway, redevelopment of the Sears building, and numerous smaller projects-signal a dramatic revival of the corridor. In fact, the area around this portion of Lake Street is becoming known as "Midtown." In light of this rapid change, the Corcoran Neighborhood Organization (CNO) is taking a proactive approach to the redevelopment of underutilized parcels in the Corcoran neighborhood. CNO staff is working to generate interest in redevelopment opportunities and help developers understand the types and scales of development the neighborhood prefers. To assist them in their work, the CNO asked the Design Center to develop a marketing brochure that they could use to promote redevelopment opportunities along Lake Street from Cedar Avenue to Hiawatha Avenue.

Working with CNO staff, the Design Center created an easy-to-reproduce color brochure that includes a proposed land use plan from the Corcoran Midtown Revival Plan that illustrates proposed land uses along Lake Street, photographs of neighborhood assets as well as areas that could be redeveloped, and highlights of the neighborhood's vision for Lake Street.

Outcome: The Corcoran Neighborhood is using the brochure to promote redevelopment opportunities along Lake Street from Cedar Avenue to Hiawatha Avenue.
