Earlier in 2005 the Friends of the Mississippi River asked the Design Center to create design options for the River's Edge development south of St. Paul Park. For that earlier project, the Design Center created three design options that sparked discussions relating to the alternative designs for the development. After going through the design process for the entire development, the Friends of the Mississippi River were interested in exploring the land within the "critical area" along the Mississippi River in more detail. The Design Center was asked to continue working on the project to explore options for how development could occur within that area.
The Design Center created two design options that each explored ways to preserve valuable habitat, provide views to the river, create areas for recreation and picnicking and suggest areas for housing development. One option illustrated 38 housing units, which met the rural zoning of one unit per five acres. The second option illustrated placing 150 housing units within the space. The intent of the designs was to promote discussions on how development should occur within the critical area and to illustrate that development can happen while still protecting valuable habitat and open space.
